The building regulations and manufacturers state that unvented water heaters should be serviced by a qualified plumber once every year. Insurance companies may require that a record of that service is kept and used to support an insurance claim.

An EasyFlow plumber would be pleased to service your unvented water boiler as and when required. We appreciate that it often difficult to remember to book a service for an unvented water heater and that many unvented water heaters go for a number of years without having a service. To help resolve this problem we have launch the Annual Service Register.

Join the Annual Service Register
EasyFlow operate an annual service register to help you remember to have your unvented water boiler serviced once each year. We will send you a reminder card when your service is due, and will follow this up with a phone call to book the service appointment. We will provide you with a service log book if you have misplaced your installation / service logbook given to you by the original installer. We will also keep a record of the service history on file should you need it.

Discounted Rates Annual Service
Once you have had your first annual electric boiler service with EasyFlow you will be eligible to spread the cost of future annual services by paying for them by direct debit. If you decide to pay by direct debit we will reduce the price charged for the annual service by 25%.

What is included in an Annaul Service?
The unvented water heater plumber will carry the following tasks during the service of your electric water heater:

  • Test the expansion relief valve for the correct function and that it closes after use
  • Testing the temperature and pressure relief valve for the correct function and that it closes after use
  • Draining the water storage tank as needed to below the level of the combination valve / pressure reduction valve
  • Stripping the combination valve / pressure reduction valve and cleaning the line strainer inside
  • Taking the pressure of the expansion vessel if one is installed (MegaFlo heaters for example do not have them)
  • Topping up the pressure on the expansion vessel if required
  • Checking for leaks
  • Testing the function of the main and boost immersion heaters
  • Testing the function of the main and boost thermostats
  • Taking a resistance across the main and boost immersion heater elements
  • Checking that an electrical connection to earth is present
  • Providing feedback on the condition of the installation
  • Sign a service record. You will have been left one by the installer of your electric water heater. If you do not have one, we can send you a signed service record

Note: If there are faulty parts or if safety valves do not function correctly the plumber will inform you and show you the fault. A quote will be provided for further work.

Attention: If an unvented water heater has not been serviced every year there is a possibility that the rubber seals in the safety valves will have hardened. If the seals have hardened, they will not sit back correctly in the valve and will pass water. In this instance water will be visible through the tun-dish in the discharge pipe and the valve in question will need to be replaced. We will provide a quote for the additional work to supply and fit a replacement valve.

Warning: The task of cleaning the line strainer in the pressure reduction valve requires the plumber to remove the cartridge from the body of the valve to gain access to the foil filter. If the unvented water heater has been serviced regularly or if the heater is reasonably new this does not usually cause a problem. However in unvented heaters that have not received regular annual services or in older unvented water heaters the rubber seals or the spring may have worn or become misshaped. If this has occurred the valve when reassembled may not be water tight. If the valve is not water tight then the main water stop tap will have to be left in the closed position until a replacement pressure reduction valve is installed. This will mean that the water supply is turned off and the client will incur additional expense. We will provide a quote for the additional work to supply and fit a replacement pressure reduction valve. Manufacturers have recognised this issue in older valves and changed the general design of the valve body and seals about four years ago.
